We develop investment-grade buildings and business parks and acquire land for the development of speculative and build-to-suit projects. We acquire existing Class A and Class B facilities that provide opportunities to add value and operate on a flexible partnership platform. Additionally, Bridge is one of the largest owners of cold storage and refrigerated facilities in the Chicago market. We take pride in our ability to recognize opportunities that others overlook.

Bridge features a highly experienced team – each member with diverse experience. These professionals are some of the most capable transaction and development strategists in Commercial Real Estate focusing on Chicago, New Jersey, Florida and Los Angeles.

Launched in 2000 by industrial industry veterans Ronald T. Frain and Steven F. Poulos – who together have more than 60 years of experience in the industry – the goal of Bridge is to be a nimble, opportunity-focused developer providing market-ready opportunities.

Bridge Development Partners has emerged as arguably the most active industrial developer in the top four US industrial markets (New York / Northern New Jersey, Miami, Chicago and Southern California) over the past few years. In doing so, Bridge has assembled an active pipeline rapidly approaching $1 billion in value.

Bridge has successfully acquired and developed, or is currently under construction with, over 10.4 million square feet of industrial buildings and projects valued at more than $900 million within the Chicago metropolitan area, more than 2.0 million square feet of Class A industrial buildings and projects valued at more than $275 million within the S. Florida region, just over 2.6 million square feet of Class A industrial buildings valued just around $275 million within New Jersey/New York, and 1.5 million square feet is currently under development in Los Angeles valued at $200 million. Bridge is a dynamic steward of institutional capital and a successful fiduciary for an equity partner to continue to deploy capital on a national platform.

Currently, Bridge has a strategic joint venture with Akard Street Partners, L.P., an investment partnership operated by Banner Oak Capital Partners, LP, a Dallas-based investment advisor. Ronald T. Frain

Ronald T. Frain

FOUNDER

Ron Frain’s commercial real estate career spans over 45 years which includes the formation of three commercial real estate services and development firms and over 100,000 million square feet of transactions. Ron began his real estate career as vice president and director of Gottlieb/Beale, where he successfully managed development and marketing activities for both industrial and office buildings. Later, he and other principals of Gottlieb/Beale formed Hawthorn Realty Group, where he served as executive vice president, chief administrative officer and director of industrial development. In 1978, he co-founded Frain Camins & Swartchild, where he was chairman until the sale of the firm in 1997 to Insignia/ESG. Mr. Frain was instrumental in the ascent of FC&S to Chicago’s largest independently owned real estate organization. As senior managing director of Insignia/ESG, he was active in the Capital Markets Group, and directed the Midwest Development Services activities. Mr. Frain left Insignia/ESG in December of 2000 to co-found Bridge Development Partners LLC. In 14 years, Bridge has become a major player in the Chicago industrial development market.

A graduate of the University of Wisconsin with a degree in Finance and Marketing. Ron is an active member of the Association of Industrial Real Estate Brokers, Wisconsin Real Estate Alumni Association and the University of Wisconsin Club of Chicago.

Founder

Steven F. Poulos co-founded Bridge Development Partners in 2000 and has shaped the upstart firm into one of Chicago’s leading developers.

Steven brings more than 23 years of experience to Bridge. He previously served as vice president for The Pizzuti Companies. Prior to that role, he spent six years in the industrial/capital markets group at Frain Camins & Swartchild.

Steven is a graduate of the University of Wisconsin with a degree in economics. Steve is also a member of the Urban Land Institute.

Anthony Pricco

Anthony Pricco

Principal, Partner

Tony Pricco, a principal/partner, joined Bridge Development Partners in 2007. Tony has been instrumental in the growth of Bridge in Chicago, Miami, New Jersey and Los Angeles, acquiring and developing office and industrial real estate nationwide as well as growing the Bridge platform into new markets. Prior to Bridge, Tony served as vice president for McShane Corporation.

Tony is a graduate of the University of Wisconsin and holds a bachelor’s of business administration with a double major in real estate & urban land economics and marketing. He received his MBA from Northwestern University’s Kellogg Graduate School of Management in 2002. He is a member of NAIOP and currently serves on the National and Chicago Chapters Board of Directors, with a term as president of the Chicago Chapter in 2009.

Steve Groetsema

Principal – Chicago Market Officer

Steve Groetsema, Principal and Chicago Market officer, joined Bridge Development Partners in 2007 and is responsible for Bridge’s acquisition and development activities throughout Chicagoland and southern Wisconsin. Steve has successfully completed transactions on over 6 million square feet of industrial real estate with a value in excess of $500 million during his career.

Steve is a graduate of Illinois Wesleyan University where he holds a BA degree in Economics. He is a member of NAIOP and currently serves on the NAIOP Chicago Chapter Board of Directors.

John Maduros

John Maduros

COO/CFO and Principal

John Maduros, CPA joined Bridge Development Partners as its Chief Operating Officer/Chief Financial Officer in March of 2014.  As a key member of the Executive Management team, John assumes the strategic role in the overall management of the company and has responsibility for planning, implementing, managing and controlling all operational and financial related activities of the company.  This includes direct responsibility for accounting, finance, budgeting, legal, property management, real estate investment analysis, investor relations and compliance, private and institutional financing.

Maduros brings 30+ years of industry experience and expertise.  Prior to joining Bridge, John has been employed in similar roles as Chief Financial officer with True North Investments, HSA Commercial Real Estate an The Shidler Group, working with cash management, tax planning, real estate financing, loan restructuring, debt procurement, acquisitions, dispositions and treasury.

Maduros holds a Bachelor of Science (BS) in Accountancy degree from Northern Illinois University.  He also is a Certified Public Accounting (CPA) and an active member of the American Institute of CPAs.

Mark Christensen

Mark Christensen

Chief Development Officer and Principal

Mark D. Christensen joined Bridge Development Partners as a principal in 2008 and serves as Chief Development Officer (CDO).  Mark has responsibilities to manage and supervise industrial and office developments, governmental entitlements and processes, design, construction, , asset and property management, and coordinate due diligence on acquisitions.

Mark is a 35-year veteran of Chicago’s commercial real estate industry, previously working at Opus and HSA Commercial Real Estate. In his 35 years in the development industry, Christensen managed more than 10,000,000 SF and 2,700 acres of industrial, office, and retail development.

Among the major projects undertaken in his career are the 500 acre Turnberry Lakes Business Center in Hanover Park; 524,000 SF Ashland Marketplace in Chicago; 700,000 SF office building development in Downers Grove; 490,000 SF of new high cube warehouse in Baton Rouge; and multiple industrial developments comprising over 1,000,000 SF in Woodridge, IL.

Christensen holds a Bachelor of Science degree with a major in Construction Engineering from Iowa State University, an MBA from the University of Chicago and is both a licensed professional engineer and real estate broker.

Brian Niven

Brian Niven

Principal - Cold Storage

Mr. Niven joins the firm from J-Power USA Development Co., Ltd. where he was responsible for project origination and development in the U.S. He also has nearly a decade of active and reserve duty service with the U.S. Army.

Mr. Niven served as an active duty U.S. Army Infantry officer seeing tours in Iraq and Afghanistan and as an intelligence analyst while serving in the Reserves. After the Army, Brian joined J-Power USA Development Co., Ltd., a wholly owned subsidiary of the Electric Power Development Company of Japan, where he also worked as an Asset Manager of several simple cycle and combined cycle fossil fuel generated power plants across the U.S.

Brian holds a bachelor’s degree from the Virginia Military Institute and an MBA from Loyola University of Chicago.

Amy McMurray

Dir. of Operations

Amy McMurray began working at Frain Camins & Swartchild in 1989 as an administrative assistant working with the commercial office brokerage group and later with the president of the company. The company was later acquired by Insignia/ESG where Amy became the Office Manager and oversaw a support staff of 10. In May 2000, she left Insignia/ESG and joined Ron Frain and Steve Poulos at Bridge Development Partners, LLC where she handles all aspects of accounts payable/receivables, due diligence, property management, and personal issues along with all daily operations.

In February 2014 she was promoted to Director of Operations and a member of the firms’ Executive Committee.

Mark Houser

Mark Houser joined Bridge Development Partners in 2014 as senior director of development management. Mark has responsibilities to manage industrial and office developments, governmental entitlements and processes, design, construction, asset and property management, and coordinate due diligence on acquisitions.

Houser joined Bridge after 18 years as founder and president of EquityOne Development, which developed over 2 million square feet of industrial, office and recreational facilities in the Chicago market. Prior to EquityOne Development, Houser served as director of real estate for The Alter Group, where he was responsible for sales and marketing of construction and development services. He has over 37 years of real estate experience in Chicago.

Houser has a bachelor’s in finance and economics from the University of Illinois at Urbana-Champaign, and is a licensed real estate broker.

Ken Verne joined Bridge Development Partners in 2016 as Senior Director – Asset Management. With more than 15 years experience in commercial real estate, Ken is responsible for overseeing Bridge’s asset and property management division.

Prior to Bridge, Ken served as Senior Vice President – Asset Management at HSA Commercial Real Estate in Chicago. He was responsible for upwards of 7 million SF portfolio of industrial, medical, and flex office buildings located throughout the country.

Ken graduated from the University of Iowa with a degree in Business Administration. He has held his Illinois Real Estate Broker license since 2001.

Scott Gilbert joined Bridge Development Partners as a Senior Property Manager in November 2016.  In this role, Scott is responsible for overseeing management and operations at number of properties throughout the country.

A dynamic real estate professional, Scott has a proven track record while managing diverse portfolios of commercial real estate assets for 10+ years.  Prior to his role with Bridge, Scott served as a Commercial Property Manager at Draper and Kramer located in Chicago where he managed industrial, office, retail, and receivership assets.

Scott graduated from Indiana University Kelley School of Business with a Bachelor of Science degree in Marketing and Process Management.  He holds an Illinois Managing Real Estate Broker License in addition to CPM® and ARM® designations from the Institute of Real Estate Management.

Jon Pozerycki

Jon Pozerycki

Financial Analyst

Jon joined Bridge Development Partners in March of 2015. In his current position as a Financial Analyst, Jon is responsible for the financial feasibility underwriting for all aspects of the development process across the firm’s growing portfolio in Chicago, New Jersey, Miami and Los Angeles. He also assists in securing equity and debt financing as well as new business development.

Prior to his role with Bridge, Pozerycki served as an Analyst for the development and investment departments at CenterPoint Properties located in Chicago. As an analyst, he was responsible for underwriting prospective industrial development and acquisition transactions, including joint ventures, in numerous national submarkets. During his tenure, Jon also assisted in the coordination and preparation of investment and board presentations for all new developments, acquisitions, and dispositions.

He is a graduate of Colgate University where he received his BA and he is currently pursuing a Business Certificate in Real Estate Finance and Investment from New York University. He is a member of NAIOP.

Nick Siegel

Financial Analyst

Nick Siegel joined Bridge in 2015 as a financial analyst.  In his role he is responsible for the underwriting of all aspects of the development process in addition to assisting with new acquisitions, due diligence, project marketing, and the coordination of debt financing.

Prior to Bridge, Nick worked at CBRE as an analyst for the industrial investment sales team based in Chicago, IL.  At CBRE, Siegel was responsible for the underwriting of primarily industrial assets on a one-off and portfolio basis across the country, the creation of marketing materials and facilitation of the due diligence process.

Nick is a graduate of the University of Wisconsin and holds a Bachelor of Business Administration degree with a double major in Real Estate and Urban Land Economics and Finance, Investments and Banking.  He is a member of NAIOP and the WREAA.

Francesca 'Frankie' DeAmicis

Financial Analyst

Francesca “Frankie” DeAmicis joined Bridge Development Partners in October of 2016 as a financial analyst. She is responsible for all aspects of the underwriting process for development opportunities across the firm’s Los Angeles and New Jersey markets. She also assists with lease analysis, debt and equity financing and the disposition process.

Prior to Bridge, Frnakie worked at JLL as an analyst for the North Suburban Chicago Industrial Brokerage team. As the team’s sole analyst, she was exposed to all practices associated with the buying, selling or leasing of industrail buildings serving both tenant and agency representation clients. She specialized in business developtment, financial analysis, transaction management and operations.

Frankie graduated from Lehigh University in Pennsylvania with a dual degree in Finance and Marketing and a minor in Real Estate. She is a member of NAIOP (National Association of Industrial and Office Professionals), IWIRE (Industrial Women in Real Estate) and CREW (Commercial Real Estate Executive Women of Chicago).

Tricia Mangune joined Bridge Development Partners in March 2007 as an administrative assistant handling all aspects of daily operations.  In February 2014 she was promoted to Property Manager in charge of tenant relations, accounts payable/accounts receivable as well as assisting the Senior Portfolio Manager with budgets, new acquisitions and vendor contracts.

Tricia began her career at Frain Camins & Swartchild in 1991 as a receptionist and later as an administrative assistant with the commercial office brokerage group.  The company was later acquired by Insignia/ESG where she became the administrative assistant for the capital markets group.

Tricia holds an Associate’s Degree in Business Administration from Robert Morris College.

Kevin Kras joined Bridge in January 2014 as its engineer manager and PSM/RMP coordinator. A former engineer for United States Cold Storage, Kevin has been part of large-scale refrigeration and building maintenance projects for more than 10 years. Kevin is also a member of the International Institute of Ammonia Refrigeration and the Chicago Chapter of the Refrigeration Engineers Technicians Association. Kevin maintains all aspects of PSM/RMP programs at refrigerated facilities in Lyons and Bridge Point Northlake, including day-to-day operations and on-site tenant needs.

Mirko Babic joined Bridge Development Partners in November 2016 as a Maintenance Engineer, where he oversees a large amount of dry storage properties and cold storage facilities, keeping Bridge Development Partners’ reputation at 100%, while providing the best customer service available.

Mirko joins Bridge with over 15 years of construction and property management experience, as well as management in commercial and residential real estate with high risk and emergency response.  Mirko also comes with a degree in HVAC Heating and Cooling from Harper College in Palatine, IL.  Prior to Coming to Bridge Mirko gained a majority of his experience as a Vice President and Senior Field Manager with Milan & Sons Construction Inc.

Gabriella “Gabie” joined Bridge Development Partners in October 2016 as an Executive Assistant/Marketing Coordinator. She oversees advertising, public relations, the website, email campaigns and other marketing initiatives for Bridge’s projects and the business as a whole. She also coordinates travel for the company’s staff members.

She previously worked in a private student housing facility for 5 ½ years, where she started as Resident Services Manager, and was later promoted to Director of Leasing and Building Operations. She has experience in leasing, marketing, and property management.

Gabie holds a Bachelor’s degree in Public Relations and Advertising, and a minor in Sociology, from DePaul University.

Principal

Kevin Carroll is responsible for Bridge’s acquisition and development activities throughout the state of Florida. Kevin has extensive experience in the commercial real estate industry, most recently as the market officer in southeast Florida for Panattoni Development and previously with Stiles Development, RREEF and Prentiss Properties. In his previous positions, he has successfully completed new developments of more than 2.3 million square feet as well as acquisitions and re-developments of more than 2.8 million square feet of industrial and office properties. Kevin holds a bachelor’s from the University of Southern California and an MBA from the University of Illinois at Chicago.

Brian Latta is responsible for managing the development of Bridge’s Florida assets.  With more than 20 years experience in commercial real estate, Brian has led the development of a variety of highly successful projects totaling more than $150 million in construction cost and 1.8 million square feet of Development.  Prior to joining Bridge Development, Brian was Vice President of Development for Flagler Development where he was responsible for managing the development of Beacon Lakes, a 6 million square foot industrial park in Miami.  Brian was also responsible for management and entitlement of Flagler’s land bank totaling more than 5,000 acres throughout the State of Florida.

Brian has also worked for Jones Lang LaSalle, Toll Brothers Realty Trust and Turner Construction, where he was responsible for projects ranging from large, highly complex pharmaceutical, laboratory and industrial projects for clients such as University of Pennsylvania, Merck and Elf Atochem to office buildings, retail and custom residential projects.

Brian has a Bachelor of Science in Business Administration from Washington University, a Masters in Construction Management from the University of Florida and a Masters of Science from Temple University.

Eddy Santamarina III

Development Manager

With a career in development specializing in design & construction spanning 15 years and including over 4 million square feet, Eddy Santamarina began his career working with Calvin-Giordano & Associates, Inc. as an engineer designing projects ranging from commercial/retail, single & multi-family to private and public infrastructure developments. In 2007, Mr. Santamarina work for Downrite Engineering Corporation, one of South Florida’s largest engineering contractors. There he managed estimates, projects, contracts & clients for the firm’s public & private projects.

Most recently, Eddy comes to us from Flagler Development, where he managed multiple industrial developments totaling over 3 million square feet, which included their infrastructure design, entitlements & construction.  Mr. Santamarina will be responsible for assisting and coordinate all aspects of development for Bridge’s Florida projects. Eddy received his bachelor of science in civil engineering from Florida State University.

Principal

Jeff Milanaik previously served as president/partner of Heller Industrial Parks Inc., one of the nation’s largest privately held owner/developers of industrial real estate, holds over 28 years of experience in commercial real estate. In addition to developing the long term vision and direction of the company, he was responsible for running its day-to-day operations. Jeff increased Heller’s industrial development activities to grow the portfolio by over 10 million square feet to a total of 16 million square feet in 6 states.

Jeff left Heller in 2013 to start his own firm, CrownPoint Group LLC, a privately held real estate investment and development firm focused on the acquisition/development/ repositioning of industrial and multi-family assets.

Jeff holds a bachelor’s in mechanical engineering from New Jersey Institute of Technology and received degrees from several real estate programs at Harvard University. He currently serves on the national board of directors of NAIOP and is past president and member of the board of trustees of NAIOP-NJ. In addition, he serves on the advisory board of the New Jersey School of Architecture – NJIT, and is a member of SIOR and IOREBA.

John Porcek

John Porcek

Principal

John Porcek has a diverse 30 year construction background in industrial, commercial and renewable energy projects. John’s engineering background and technical knowledge, combined with extensive field supervisory and project management experience, will enable him to dedicate his time to the design, engineering and construction management efforts of the company’s projects.

John previously served as executive vice president and senior partner of Heller Industrial Parks Inc. While there, John was responsible for directing the design, development, and construction of over $300 million worth of industrial development projects.

John received his bachelor’s in civil engineering from New Jersey Institute of Technology and is a licensed engineer and planner in the State of New Jersey.

John currently serves on the board of trustees of pediatric cancer foundation Make Some Noise: Cure Kids Cancer Foundation Inc., based in New Jersey with chapters throughout the nation. John has been active in the efforts of the foundation to find and fund research for cures of various types of childhood cancers.

Deven Schmitt

Deven Schmitt joined Bridge Development Partners in 2015. He is responsible for overseeing construction and development of newly acquired assets in the New Jersey and Pennsylvania markets as well as assisting on pre-acquisition due diligence.

Deven came to BDP with a 35-year construction management background in diverse market sectors of industrial and commercial projects for Exxon and international data centers for Tyco Telecommunications in Asia Pacific rim sites. Deven most recently served as vice president of construction of Heller Industrial Parks, Inc. where he managed new construction of 1.6 million SF of Class A distribution space, as well as multiple tenant fit-outs and capital improvement projects such as roof top solar installations.

Deven received his bachelor’s degree in civil engineering from Purdue University and is a licensed professional engineer in the state of New Jersey.

Brian Wilson, a Principal, joined Bridge Development Partners in 2015 and is responsible for Bridge’s acquisition and development activities throughout the state of California. Brian has successfully completed transactions on over 9 million square feet of industrial real estate with a value in excess of $1 billion.

Brian Wilson is a graduate of Texas A&M University where he holds a Bachelor of Environmental Design degree. Brian also holds a Master of Business Administration from the University of Michigan’s Ross School of Business.  Brian is also a member of NAIOP SoCal and Inland Empire Chapters as well the Los Angeles Chapter of SIOR.

Tom Ashcraft

Senior Vice President

Tom Ashcraft joined Bridge Development Partners in 2015 and is responsible for managing the entitlement, development and construction management of Bridge’s California assets. Tom has more than 15 years of experience in the acquisition, entitlement and development of a variety of real estate projects in California. He has negotiated contracts of sale and completed due diligence investigations for the acquisition of more than 1,000 acres of property in California and Nevada and overseen the entitlement and/or construction of in excess of 3.2 million square feet of industrial projects in California.

Tom has a Bachelor of Science in Business Administration from Washington University in St. Louis and a Master of Real Estate Development from the University of Southern California. Tom currently serves on the Board of Directors of the Inland Empire Chapter of NAIOP.  He is also a member of NAIOP SoCal and the Los Angeles Chapter of SIOR.

Greg Woolway

Greg Woolway

Director, Development

Greg Woolway joined Bridge Development Partners in 2016 and manages the entitlement, development, and construction process for the firm’s assets in California as well as assists on the pre-acquisition due diligence. Prior to Bridge, Greg spent nine years working in various roles within acquisitions, entitlements, development, and the management of industrial and office real estate projects in Southern California. Greg negotiated and executed leases on behalf of institutional clients with collective lease consideration value in excess of $110 million and served as the development manager for the reentitlement and development of a 282,000 square foot creative office building in Culver City.

Greg has a Bachelor of Science Degree in Public Policy and Development from the University of Southern California. Greg has his California Real Estate Brokers License and is a member of the NAIOP SoCal and Inland Empire  Chapters. Greg is also a Board Member of the USC Sol Price School of Public Policy Alumni Association and the Boys and Girls Clubs of South Bay.
