Blue Dog Relocating Headquarters to Bridge Point Powerline Road in Pompano Beach, FL

Preleasing momentum continues at Bridge Point Powerline Road in Pompano Beach, Fla. Bridge Development Partners announced it has inked a 121,978-square-foot, long-term lease agreement with Blue Dog Chemical, Co. at the modern +/- 467,832-square-foot industrial park slated for delivery in the third quarter of 2019.

Formally headquartered in Atlanta, GA with a 40,000-square-foot distribution facility in Stone Mountain, GA, Blue Dog Chemical, Co., which manufactures a wide range of performance and cleaning products for the consumer automotive market, transportation sector, marine and general aviation markets, is relocating and consolidating its entire operations including manufacturing, distribution and its corporate offices to Bridge Point Powerline Road. Blue Dog will have 60 plus employees at its new location, which includes 40 plus new hires.

CBRE’s Advisory and Transaction Services team in South Florida led by Senior Vice President Tony Hoover, represented Bridge Development Partners in the lease transaction.

As previously announced, TSF Sportswear LLC, a Florida-based wholesale apparel distributor, signed a long-term lease at Bridge Point Powerline Road and will fully occupy Building 1, totaling 172,927 square feet. 

Located at 1951 North Powerline Road, Bridge Point Powerline Road business park is strategically located equidistant between the Florida Turnpike and I-95 with direct frontage on Powerline Road. The park features Class-A warehouse, distribution and flex/showroom space. Buildings 1 and 2 total 172,927 square feet each and share a 180’ truck court.  Building 3 totals 121,978 SF and boasts a fully-secured 121’ truck court. All buildings are being developed simultaneously and feature modern amenities, including 32’ clear ceiling heights, 54’ column spacing, 60’ speed bays, T-5 energy efficient lighting, and ESFR sprinkler systems. Additionally, Bridge is marketing a ±3.5-acre parcel with Powerline Road frontage for sale to users who require the unique access and visibility offered by the smaller parcel. The project offers easy access to South Florida’s major transportation arteries and is a short 15 minute-drive to Fort Lauderdale-Hollywood International Airport and Port Everglades and just 30 minutes from Miami International Airport and PortMiami.

Bridge Development is on track to deliver nearly 2 million square feet of Class-A industrial space in key South Florida distribution markets over the next 12 months. In addition to Bridge Point Powerline Road, current projects include Bridge Point Commerce Center in Miami Gardens—the company’s largest South Florida project to date—which will encompass 2.1 million square-foot of class-A industrial space at full build out and Bridge Point FLL Logistics Center, a two-building 174,129-square-foot logistics facility, located at 1300 S.W. 32nd Court at Fort Lauderdale–Hollywood International Airport.
